Belfast City Quays 2 is the second speculative commercial office building to be constructed as part of the wider Grimshaw designed masterplan development for Belfast Harbour. The development is centred around the historical Clarendon Docks and occupies a prime waterfront location,10 minutes walking distance from the City Centre.
The £15.2 million development provides eight storeys of flexible workplace, each floorplate can be split between two tenants and is designed on a 1.5m planning grid, offering maximum flexibility in terms of office layout options.
The project aimed to produce a simple building at low cost, but to higher quality than typical for the local market. Defined by its efficient plan and structure, City Quays 2 creates large open office floor spaces with almost floor to ceiling glazing and a skin formed of durable marine quality materials with solar shading designed to respond to the near 45 degree offset from north-south axis.
High-profile organisations in the fields of media and finance now call City Quays 2 home, including UTV, who now broadcast live from their new studios situated on the building’s top floor.
With the building now almost fully let, Belfast Harbour’s regeneration will continue with the creation of new neighbouring buildings, increasing opportunities for employment, transport and leisure to enhance Belfast’s profile as an active, sought-after city.
