Creating a revitalised Collins Place, the redevelopment of 35 Collins Street respectfully re-purposes the existing architectural legacy of the tower and the complex, while transforming the forecourt and celebrating a new program internally.

A series of considered interventions physically open the tower’s podium façade to engage the streetscape by replacing the existing solid precast panels with a high-performance glazed skin wrapped within the existing frame of the tower.

A new daylight-filled double height lobby reveals a vibrant and flexible third space offering, expressed as mezzanine levels enclosed within the lightweight performative façade displaying the activity and diversity of spaces within. These third spaces, intended for the next generation of tenants and community, are all connected by a bespoke feature staircase suspended by a single rod from the ceiling above.


The materiality of the highly detailed interior is informed by values of enduring design and defined by a modern, pared-back palette of premium materials, custom elements and considered detailing. The crafted response includes a tailormade feature light, bespoke joinery and furniture, Australian Spotted Gum and textured feature stone, all bringing a premium approach to the development.

Emphasising volume, transparency, light and connection, the new 35 Collins Street blurs the boundaries between old and new while erasing those between work and leisure.

Landmarked by the reclad central column and the refurbished iconic space frame translucent roof, the forecourt is re-imagined as a flexible open urban room that acts as an extension to the workplace. New custom-designed fixed and modular furniture facilitate a variety of day-to-day uses and program of public events.
