The fifteen-storey building responds to the triangular site and the two main perimeter elements: rail tracks and the Grand Union Canal. Arranged in a triangular shape, the principal facades of the floor plates align with both track and canal. Open plan office accommodation is linked via a series of shared cores that house circulation, building management and amenities.

A grand double-height reception foyer signals the publicly accessible canal-side entry, which gives access to offices as well as station entrances beyond.

Increased connection from the canal to Bishop’s Bridge Road is provided through a new lift and stairwell, and new paving, seating and planting along this facade continue the upgraded public realm of Paddington Basin.

Cantilevered above the rail lines, the southern facade is delineated by large-scale patterns across its vertical louvres. Read from afar, its mix of transparent and insulated opaque panels, both faced with glass, provide a subtle link to the structural grid of the station beyond.

This development will be a huge boost to regeneration in the area and a further phase in the renaissance of Paddington as a major commercial location.
