Set behind three heritage-listed buildings at 477 Collins Street, the 40-storey office tower was designed by Grimshaw to be one of Melbourne’s highest quality PCA Premium Grade commercial buildings.
Creating approximately 58,000 square metres of premium office and retail space, the tenant-focused design incorporates a ‘vertical village’ concept, with the tower split into three separate neighbourhoods which respond to specific tenant requirements, providing them with a unique identity within the overall building. Three expansive client floors with generous floor-to-floor heights and recessed external terraces are introduced between the neighbourhoods, further breaking down the mass of the tower and delineating the unique vertical tenant neighbourhoods within the building.
At ground level, a permeable face to Collins Street creates an active urban frontage that leads to a light-filled lobby and a through-site connection to Flinders Lane.
The soaring 25-metre high space celebrates and provides legibility of the heritage buildings, whilst introducing significant elements of the new tower to create an exciting juxtaposition between past and future.
Olderfleet is a workplace based fundamentally on health and wellness, housed within a new working landscape that promotes productivity and collaboration. It treats the workplace as a precinct; a series of third spaces create a rich experience through a combination of retail offerings, business lounge, wellness centre and childcare centre complemented by best in class end-of-trip facilities to support and enrich the day-to-day lives of its tenants. It is the first building in Australia to achieve a Platinum WELL Pre-Certification for the base building. Olderfleet also boasts a suite of sustainability features to improve building performance and reduce heat, targeting 6 Star Green Star and 5 Star NABERS energy ratings.
